Unique: The little house is up for sale at the Mauldens Mill development in Framlingham
- The Check House in Framlingham, Suffolk, set to fetch £95,000
It might only look like only half a house at 7ft wide and 308 sq ft inside, but it is still set to fetch £95,000.
The Check House in Framlingham, Suffolk, is one of the smallest houses in the country and was originally part of a steam mill.
But if a potential buyer is looking for a cosy, bijou home just a short walk from the picturesque market town centre, it’s ideal.
The one-bedroom house is part of the sought-after Mauldens Mill development.
The building used to be a bookies but was converted into a home eight years ago by Ashmill Developments and rented out.
It has a kitchen, bedroom, shower room (with toilet) and sitting room.
The property has been totally renovated and includes kitchen fittings and a paddle staircase and overlooks a communal garden and courtyard and is attached to the next-door property.
Julie Williams, of estate agent Clarke and Simpson, said: ‘It’s a unique property, very different and I think it’s the smallest house we’ve ever dealt with.
‘It is the last remaining Victorian part of the old steam mill.
'The rest of the mill has been redeveloped or was knocked down for new buildings.’
She added: ‘It also has an upside down design, with a kitchen and reception room on the first floor and a bedroom and shower room on the ground floor.

‘We’ve had a fair bit of interest but it’s really only for one person. I wouldn’t like to share it with anybody.’
But It is not the only tiny home which has come onto Suffolk’s property market in recent years.
In 2005 a home on Aldeburgh seafront with a bedroom measuring just 15ft by 7ft 10in was up for a staggering £250,000.
